Everything Nidz allows, role by role

Incidents, announcements, community, management: the features of the app for your building, as residents, the council and the manager experience them.

Three features, one app

Each has its own page: the problem, everything it allows, and what the manager and the residents gain from it.

Management side

One space for your whole portfolio

Incidents to qualify, announcements to publish, documents to share: your teams run every residence from the web, with an overview of the portfolio and a computed priority on every incident.

  • Portfolio overview, residence by residence
  • Incident qualification and prioritisation
  • Announcements to one residence or the whole portfolio
  • Manager, residents' council and resident roles
What Nidz brings to property managers

Who can do what

Everyone has a role in the app, per residence. A resident does not have the same buttons as a manager, and that is by design.

Nidz in real life

Two filmed scenarios: what happens when a resident reports something, and what everyone sees next.

The lift is stuck again

You don't have time to deal with it, and you figure a neighbour will surely take care of it. The result: a week later, nobody has done anything. With Nidz, the first resident reports the breakdown in seconds, and the whole building follows the resolution in real time.

The garage door stays stuck

Same scenario: everyone assumes a neighbour will tell the manager, and the days go by. With Nidz, the incident is reported in seconds and the manager gets the information directly, with no call and no chasing.

Frequently asked questions

What is Nidz?

Nidz is a residence-life management app built for condominiums, serviced residences and homeowners’ associations. It brings together in one tool what is done today by phone, by email and on the lobby noticeboard:

Residents use it on mobile or on the web; the property manager runs their residences from a dedicated workspace. Nidz does not replace property management software: it complements it on the relationship with residents.

Who is Nidz for?

Everyone who makes a residence run, each with their own role in the app:

  • residents, owners and tenants alike, report an incident, follow its handling, stay informed and talk with their neighbours;
  • the residents’ council has a reserved space for its exchanges with the manager and can publish announcements meant for the council;
  • the property manager handles reports, informs residents and runs all of their residences from the web.

Nidz currently supports more than 140 residences in France: condominiums, serviced residences and homeowners’ associations. See what Nidz brings to property managers.

Does Nidz replace my property management software?

No, and that is not its purpose. Your property management software handles accounting, service-charge calls and general meetings; Nidz takes care of what it does not cover: the day-to-day relationship with residents.

Incidents are reported and tracked in the app instead of arriving by phone, announcements and documents land directly on owners’ phones, and the residents’ council has a reserved space. The two tools coexist, with no integration to set up. Discover Nidz for property managers.

How do I install the app?

Nidz is available on iOS (App Store), Android (Google Play) and on the web, from any browser, with nothing to install. Your property manager or your residents’ council invites you by email: you create your account and land directly in your residence.

No invitation yet? Request access from the app: the manager approves it and links you to your home. Your account is the same on all your devices.

Is my data protected?

Yes. Nidz is a French company; your data is hosted exclusively in the European Union and processed in accordance with the GDPR. Each residence is a private space: only its members, approved by the manager, can access it.

You stay in control of your profile: you choose whether to accept messaging with your neighbours, and you can delete your account at any time from the app. The details are in our privacy policy.

What can the residents' council do in Nidz?

Council members have a dedicated role in the app, granted by the residence’s manager. They publish announcements reserved for the council, visible only to its members and the manager, with a thread that keeps the history.

For the rest, they see and do everything a resident can: report an incident and follow its progress, receive announcements, answer polls, take part in discussions and activities. Qualifying incidents and publishing announcements to the whole residence remain the manager’s job. Nidz for residents’ councils.
